Trammell Crow to start mixed-use project near Allen HEB site


Trammell Crow Company's mixed-use development centered on a planned HEB store in Allen is about to start cooking.

The first phase of the $118 million project will include 433 apartments, 102 townhouses, a hotel, a parking garage and office space, Dallas Morning News reported. Construction is expected to begin in November and be completed in 2026.

The 60-acre development site, located along the southeast corner of Custer Road and State Highway 121, is owned by HEB, Trammell Crow and Allen Economic Development Corporation. HEB has 18.8 acres where it plans to build a store, although details including a timeline have not been released. Allen EDC controls about 5 acres. Collin County tax records reveal the land was purchased in 2023 by TC Custer 121 Owner LP, an entity related to Trammell Crow.

The new store would mark HE-B's second location in Allen. The city's first HEB store opened about 6 miles from this location last October.

Trammell Crow aims to create a walkable community, featuring a multi-level central park spanning 5 to 10 acres. The park will serve as a focal point for the area.

“Having amenities like restaurants, the park and HEB — wherever it comes — is really a gem for us,” Allen EDC executive director Daniel Bowman told the paper. “We really believe that corporate offices are coming back and cities like Allen are going to be the beneficiaries of that because people want to locate offices near where they live. They also want dynamic and mobile locations.”

Allen is in Collin County, north of Plano. Its median household income is over $121,000, compared to the national average of $75,000. Its growth in recent years has been moderate compared to the explosive influx of population in other parts of Collin and Denton counties, but its population is expected to grow by more than 50 percent by 2050. according to Nature Cities magazine.
